ABOUT
I've been working in the real estate industry since 1987. My first job was managing condominium associations, which led to apartment communities. I later worked as a leasing manager for two National Multi-family Developers. Since 2000, I've been a full-time Residential Real Estate Sales Specialist in Connecticut and licensed in Florida.
Technology has changed how businesses and products are marketed, especially in Real Estate. Not to bore you, but I would like to share a snapshot of the pains and progression I have experienced in how technology has changed the marketing of Real Estate.
In the late '80s, I started creating apartment floor plans the old-fashioned way, using a tape measure, then transferred the chicken scratch onto 3D Home Architect®. Back then, I realized the importance of floorplans. In the early 2000s, I invested in the "EGG SOLUTION." The "EGG" lens would attach to a digital camera on a tripod, placed in the middle of the room, pointed to the ceiling, and snap the picture remotely. After uploading the images to the company software program, it produced a viewable online 360 image of each room. Then came the Flip Video Camera, which allowed you to shoot and narrate a video and upload it to AOL or YouTube through its pop-out USB. In the early 2000s, my floorplans were 1000% improved when I upgraded to the Leica Disto, a Bluetooth-enabled measuring laser paired with Chief Architect, a professional CAD program.
FAST FORWARD TO 2014.....Matterport® debuted their original 3D camera PRO1 ($4,300) camera media platform with end-to-end 3D media solutions that allowed you to capture, edit, and share interactive measurable 3D models of spaces, floorplans, and so much more. Matterport® then 2017 introduced the Pro2 ($3,300) camera with more features and a more substantial battery. In 2017 the company allowed others to join their platform and upload scans from other less expensive 3D cameras and even newer apple phones with the Lidar technology. Currently, Matterport sells a Pro3, when first introduced in 2022, with a price tag of $8,500, and now, online, I'm seeing them advertised for $6,000. This current camera is much faster and has double the battery power so that one can scan for the whole day instead of a few hours before a recharge. It is also capable of larger outdoor areas in 3D, previously limited to only 360 images for exteriors. They continue to expand the features used by other industries beyond real estate. Emily Olman, the owner of Hopscotch Interactive and another user of Matterport, created a video on the evolution and timeline of the camera.
